Credit & Background Checks

  • All credit must be in good standing

  • No bankruptcies

  • Pass full background check

  • $40.00 non-refundable application fee for each adult

  • Government subsidized tenant provided the option for alternative to credit score

  • Telephone number

  • Bank statements and tax documents (if necessary)

Income

  • 2 recent pay stubs or similar proof of income

  • Gross income 3.0 times the rent amount

  • Co-signers only for income

  • One month deposit (subject to credit approval) 

Rental History and References 

  • No evictions / unlawful detainers

  • On-time payment history

  • No major lease violations

  • 2 personal references
