MAINTENANCE

  • Manage maintenance, alterations, and repairs to the property

  • Provide consultation and cost estimate prior to any significant non-emergency expenditures

FINANCIAL MANAGEMENT

  • Payment of all invoices and expenses from rental revenue

  • Maintain records, invoices and receipts

  • Deposit of all Net Operating Income to Owner's account monthly

  • Provide Electronic Income Statement, Rent Roll and Journal monthly

STRATEGIC PLANNING

  • Meet with property Owner semi-annually to review progress

  • Assure Owner's goals and expectations are understood and being met

  • Review financial performance and major events

  • Define strategic goals for the upcoming year

EXPANDED LIST OF SERVICES

  • Collect all rents as they become due, and deposit said collected rents

  • Conduct Move-in and Move-out inspections; itemize and document Security Deposit deductions; issue Security Deposit refunds and maintain a separate bank account with the sole purpose of holding deposits

  • Issue and/or post all necessary notices in accordance with California Landlord / Tenant law

  • Pay and deduct all invoices and expenses from rent revenue and maintain records, invoices and receipts to be provided to the owner upon request

  • Deposit all Net Operating Income to Owner's account on or before the 10th of the following month

  • Provide electronic monthly Income Statement (current month & year-to-date) Rent Roll and Journal on or before the 10th day of the following month

  • Perform all maintenance, alterations, and repairs to the property and hire and supervise all employees and other labor for the accomplishment of the same

  • Advertise the property and display signs; rent, lease the property; sue and recover for rent and for loss or damages to any part of the property and/or furnishings; and when expedient, compromise, settle and release any such legal proceedings or lawsuits

  • Conduct annual inspection of each unit to insure the working order of water fixtures, smoke alarms, and CO sensors and report any excessive tenant wear

  • Conduct weekly physical inspections of the property

  • Provide Owner with estimates and consultation prior to any significant non-emergency expenditures

  • Meet with Owner (at least semi-annually) to assure Owner's goals and expectations are being met
